Background
To support acquisition of a total of twelve (12) different wire manufacturing sites in three (3) states, ASTM-standard Phase I and II ESAs were required to identify any environmental concerns. To meet project deadlines, all work was to be completed on a very fast track.
Phase I ESA & Phase II ESA Project Work
To allow for this transaction to proceed, AGES staff managed Phase I and Phase II ESAs and oversaw due diligence file reviews for a total of twelve (12) large industrial facilities in Ohio, Kentucky, and Michigan that were being purchased by an aluminum manufacturing firm. The property transaction had a total value of several million dollars. The scope of the project included conducting an ASTM-standard Phase I ESA at each site, performing a Phase II ESA (as needed) and conducting a health & safety audit of each site. All work was performed under an extremely aggressive schedule. AGES staff organized a project team and developed a standardized approach to the Phase I ESAs, all of which were completed on schedule and within budget. Phase II work scopes were then developed, as needed. All Phase II ESAs, health & safety audits and file reviews were also completed on schedule and within budget. Based on the results of this project, the client opted to go ahead with the transaction, which proceeded without incident.
